Pricing

There are many factors that affect pricing. Some of these are within our control such as the specification of particular materials and fittings to be incorporated into a given structure. To a great extent we rely on our customers to choose how they want their home to be built thus giving them control of costs to a certain degree. Some things are not within our control such as international currency exchange rates and shipping costs.

These realities make it very difficult to quote a general fixed price on a given style of home. In practice, once we have all the options defined we quote a fixed price but again there are so many variables that it is almost impossible to do so in a general manner. Our “Standard Specifications” page indicates what is involved with specifying one of our homes. It shows many areas where a buyer has options of materials or styles that may affect pricing.

There are also physical limitations and challenges of a particular building site that can have a significant impact on pricing. Vanuatu Homes really has no standard products. We work with each client on an individual basis to specify the layout, construction details and fitout of their home. Our catalogue is typically just a starting point to begin the discussion of what our clients wants to see in their home.

Because we design and specify all our structures there are really no limitations on what we can do from both a design and materials/fixtures incorporation standpoint. As a rule of thumb, pricing is around 100,000 vatu (AUD$1200)  per m2 of interior finished area. This depends on the total area of a covered porch or open deck space, choice of fixtures, window options, flooring, kitchen layout etc. Pricing can vary up or down.

What’s new from the drawing boards of our Architects?

A new series of designs has recently emerged from our creative workshop that takes advantage of the outdoor lifestyle here in Vanuatu. These homes are each designed in a pavilion style and employ traditional Melanesian (island style) roof lines.

The following designs are just now being perfected and these links will be updated on a regular basis as we finalise the details of each plan.
